How much does it cost to replace a roof?

There are a lot of questions that must be answered before determining the cost of a roof replacement. The size, design, and angle of your roof are a couple of primary factors. These all contribute to the amount of time a roof job takes along with quantities for material purchase. Your location will play a large factor into roof replacement costs as well.  This page is geared towards our local Tallahassee market.

What type of roof do I have?

Roof-Designs These pictures represent the most basic of roof layouts.  Your roof will probably differ in the amount of sections or areas it has.  The more “complicated” the roof design, the more expensive the project will be.

How steep is my roof?

The slope of the roof (roof pitch) plays a large factor into pricing. Steeper roofs will be more dangerous which adds difficulty for roofing crews. The added burden of a steep slope also slows production times as well.
If you have been on your roof before then chances are you probably have a fairly easy pitched roof.  If you have climbed your roof but slipped around a bit then your in the middle. Lastly, if you wouldn’t dare climb your roof then its probably very steep.

Determine your roof pitch:

Method #1:

Probably the easiest method for a homeowner is to download a free “roof pitch” app on your cell phone.  There are a couple out there to choose from. You will need access to the edge of the roof by means of a ladder.

Method #2:

Another method requires a two foot level and a tape measure.  You will also need access to the roof or at least an overhang.  Place the level on the sloped area and tape measure length B in inches.  Do not get concerned about fractions… just round it to the closest whole inch.  Now divide this measurement in half (if using a two foot level).  You should end up with a whole number such as “6″ for example.  This would mean you have a 6/12 roof pitch.

How much does it cost to replace a roof?

Townhouse-roof  Smaller homes such as a townhouse usually are lumped into a minimum job cost. The roof is generally walkable.Some row houses do not have access to the rear fenced yards adding difficulty.

Average Roof Cost: $2500-$4500
Medium-Roof  This is a basic roof design with a walkable roof.

Access for material delivery and dump trailers is good.Expect a square foot price range of $2.40-$2.60 per square foot.

Average Roof Cost: $4000-$6000
Basic-Roof This home is more common on the North and East parts of Tallahassee.

Roof slope is is a bit higher and the roof is a bit more complicated of a design.Access for material delivery and dump trailers is good.

Expect a square foot price range of $2.60-$2.80 per square foot. Average Roof Cost: $8000-$12,000
Difficult-Roof This home is on the high side of difficult. Roof slope is very steep and tall. Access for material delivery and dump trailers is not so great.Trash & debris from the rear must be carted to the front.

Expect a square foot price range of $3.50-$4.25 per square foot. Average Roof Cost: $20,000-$30,000+
My advice is that you call a licensed local roofing contractor.  Most all of them offer a free roof replacement estimate.  Call a few different companies to compare opinions and costs. This way you can take all of the guess work out and start a budget for a new roof.
