We receive a lot of phone calls from clients that have water stains on their ceiling in the area near their chimney. This common roof leak issue is almost always due to a failed flashing or old chimney flashing. Sometimes homeowners try to “band-aid” the roof leak by applying roofing tar around the chimney flashing. When the chimney leak is temporarily remedied by roofing tar, usually it is hiding bigger problems with the roof. Typically when the chimney flashing begins to fail the roof is near the end if it’s life expectancy.
Why does Chimney Flashing leak?
When chimney flashing is installed there are multiple joints which makes it one of the most vulnerable areas of your roof. Over the years the chimney flashing responds to the weather through expansion and contraction during changes in temperature and humidity.
